Lennar’s Diamond Point

Home Prices Expected to Fall

The usually optimistic National Association of Realtors (NAR) has finally conceded that the median price of existing U.S. homes will fall in 2007.  They’re projecting a 0.7% drop.   This marks the first time that has happened since records started in the late 1960s.  However, the news for new homes is slightly better.  The national median sale price for new homes is expected to rise a modest .4%.

The NAR is also lowering their 2007 forecast for sales of new and existing homes citing tighter lending standards and the continued fallout from the subprime mortgage meltdown.

Mortgage Applications Drop

The Mortgage Bankers Association announced that mortgage applications were down for the fourth straight week in a row. Incentives to refinance existing mortgages dwindled last week as borrowing costs rose for all loan types.

Although mortgage rates are at an all time high, they are still lower than what they were a year ago. Many economists are hopeful that relatively low long-term borrowing costs will spur a housing rebound later this year, provided the job maket and economy do not slump.

Half of Sullivan Square Units Already Sold

Sullivan Square, a mixed use community is reporting more than half the residences in its first high-rise tower are sold and reservations are being accepted for its live/work space and traditional brownstones.  Units in Sullivan Square’s first phase range from 500 to 2,000 square feet with prices from the low $300,000s to $1.7 million.   When completed, the community will have a total of 1300 residences.

Meritage Homes Offering Buyer Incentives
