Fixing up the old homestead

Thursday, December 28th, 2006

One interesting side effect noted when the real estate market slows and people stop actively searching for a new home is the increased activity level seen in home improvements. The rationale being if people stop buying houses, they tend to concentrate on improving the house they have.

The website mygoals.com has noted an increase in that trend as we move into 2007.  Mygoals.com found that in 2006, 30% of all real estate-related goals were to buy a home, with 45% looking to improve their current home. Moving into 2007, only 9% of real estate goals involve buying a home, while an amazing 64% plan to improve existing homes.

The National Association of Home Builders’ (NAHB) Remodeling Market Index (RMI) also supports the survey’s findings.  Remodeling activity picked up in the third quarter of 2006. A fact that leaves many professional home remodelers across the country jumping for joy.

Taking a Look Ahead

Tuesday, December 26th, 2006

In Business Las Vegas recently took a look at where it sees the Las Vegas housing market going in 2007 and early 2008. In addition to taking a look back at the developments of 2006, its tone remains optimistic that the local market will improve in 2007 and that opportunities abound for potential home buyers looking for a great deal.

However, one potential area for concern is the foreclosure market. In 2006, the number of Nevada homes entering foreclosure rose sharply giving Nevada the second-highest foreclosure rate in the U.S. There is concern that this trend will continue into early 2007 as many homeowners face higher interest rates kicking in from their exotic loans.

Good Time to Be Looking

Monday, December 18th, 2006

Scott Meservey, an Advisor  for the National Association of Residential Real Estate Investment Advisors (NARREIA) believes that its a good time for individuals looking to buy a house to jump into the Las Vegas market and buy.  Additionally, he sees it as a golden opportunity for investors to get in to the market before the market begins to rise again.  He basis his opinion on the following:

  • The local resale inventory appears to be flattening.  There is now a six month supply of houses, which is considered to be a relatively healthy supply level.
  • New building permits have slowed dramatically which should help further curtail current supply levels.
  • Interest rates are still fairly reasonable and not viewed as an obstacle to home ownership.
  • 8,000 to 10,000 new residents flock to Las Vegas every month looking for a job and a place to live.
  • Job growth remains strong.
