The Good News and The Bad

While new home sales continued to decline in October, there was some good news to note.  An increase in the median home price and a decrease in home financing costs.  The Commerce Department released new figures which showed the sales of single-family homes as decreasing to 3.2%.  However, the average price of a new home increased to $309,700 in October, up from $297,700 in September and $293,600 one year ago.   And in terms of financing costs, the average rate on a 30-year mortgage was 6.36% - down from 6.40% in September.

On a regional level, new-home sales for October fell 1.7% in the South, 5.6% in the Midwest and 39.0% in the Northeast. The West saw demand actually increase by 3.2%.

The gargantuan $7billion project includes 66 acres of cafes, retailers, two 400 room boutique hotels and several residential buildings with 2,800 condo units. The project will have a 1/4 mile Strip frontage. The city’s center will be casino with a 4000-room hotel designed by world renowned architect Cesar Pelli. There will be plenty of glitz in the form of light shows projected against building facades and plenty of Times Square style neon.

Mesquite’s housing market continues to grow

According to a developer for HawkRidge, the resort community of Mesquite is expecting to build more than 14,000 residential homes in the coming year.  With a population that has doubled in more than ten years, the rapid construction appears warranted.

Among the current housing options available is a 152-unit condo development by HawkRidge.  The nine-acre community includes two floor plans that provide for two- and three-bedroom residences starting at the $170,000s.  Standard amenities include ceramic tile, upgraded carpeting and window treatments throughout.   Granite kitchen countertops and GE appliances including refrigerator, stove, built-in, microwave, dishwasher are also included.

Flight paths challenge neighborhoods

For many neighborhoods, their relative peace and quite is about to disappear. Soon, the Federal Aviation Administration plans to reroute hundreds of departing flights from McCarran International Airport over the northwest section of Las Vegas.

Officials are trying to cope with a 31% jump in flights at McCarran in the last five years. Starting in March, the FAA plans to shift 30% of the takeoffs, an average of 170 flights a day. This northwest shift in flight path will take airplanes right over many newly built homes in the city’s northwest quadrant. Currently, most flights depart to the south, over new suburbs outside city boundaries.

Unfortunately, the proposed flight plan change has angered many residents as neighborhood has been pitted against neighborhood in this battle for peace and quite. To read more, click here.
