John Vanhara Condo construction to get under way at Lake Las Vegas
A replica of the famed Pontevecchio Bridge stands as an architectural signature at MonteLago Village, the $500 million mixed-use development by Intrawest Corp. at Lake Las Vegas resort.
The bridge looks nice but leads to an empty 4-acre parcel on the other side of the lake.
That will soon change as Intrawest has announced it would start construction in July on Luna di Lusso, a condominium resort with studio, one- and two-bedroom units priced from $290,000.
The 85-unit first phase is scheduled to open in late 2005.
“We’ve got a huge pent-up interest in the project,” said Douglas Ogilvy, southwest regional vice president for Vancouver, British Columbia-based Intrawest.
Ogilvy said Thursday all but one of 177 units at Viera, Intrawest’s first resort condo in the core of MonteLago Village, have been sold, the most recent contract for a two-bedroom unit going for $640,000.
Like Viera, owners at Luna di Lusso, Italian for “moon of luxury,” have the option to include their condos in a rental program when they’re not occupying the residence. Each unit comes fully furnished.
Interior designs at Luna di Lusso will speak to a more contemporary expression than the first project, Ogilvy said.
“It’s much more crisp and clean, more vibrant colors. It’s edgier and more upbeat,” he said.
Every suite comes with a blender and martini shaker. Kitchens in the studio and one-bedroom units incorporate a bar refrigerator with ice maker, bar sink and double-burner stove into a custom millwork cabinet.
Lake Las Vegas, a 2,600-acre golf and resort community built around a man-made lake east of Henderson, has been slow to develop.
Hyatt Regency and Ritz-Carlton built resorts there and multimillion-dollar custom homes dot the mountainous desert terrain, accented by championship golf courses designed by Jack Nicklaus and Tom Weiskopf.
The resort, developed by Santa Barbara, Calif.-based Transcontinental Properties, was cited as one of 10 “significant new projects that will define urban life in the 21st century” at the Architecture and Design Exhibition in Glasgow, Scotland.
Las Vegas retail brokers have talked about slow business and light foot traffic at MonteLago Village with its open-air cafes, gourmet restaurants and upscale boutiques.
Ogilvy said some leases fell out of negotiations, but all the stores that opened are still in business.
“It’s growing. It’s continuing to build. You’ve got to remember, we’re not down on the Strip with thousands of people walking by your front door every day,” he said.
“We’re still getting the word out. It takes a little longer to build up traffic in other locations in Las Vegas.”
