Let me explain a little more about the way we work:
You are the boss!
You will make the final
decision about the selling price. We will always give you recommendations
based on current market trends, comparable sales of similar houses, and
feedback from buyers and other agents. You always make the final decision,
because it is your house! The same applies regarding possible price reductions
or any other changes. We believe that providing you with honest and accurate
information and advice will form a relationship based on trust. We will
act as your "agent" with the highest fiduciary duty! We want you to get
the best possible price and will provide the most accurate information
possible.
It starts before we sign the paperwork.
We will prepare a detailed CMA (Competitive Market Analysis) to advise you about the best price for selling your house. You will get a professional, approximately 20-page house value report. The CMA report will show us similar homes currently on the market, recently sold, pending sales and expireds. This detailed report will help us to determine the best strategy for selling your house.

You tell us how quickly you want to sell, and we will give you our estimates for selling prices and the time needed to sell. Selling price is the biggest factor that influences the time it takes to sell your house.
Together, we will create the best plan for selling your house. Based on our knowledge and experience (we do real estate every day), we can estimate the time that will be needed to sell your house, and we'll advise you about what to do if you need to sell faster. We also will update you about the market condition. You can always try to offer a higher price, but if you don't receive any offers in the first month, we have to re-evaulate, check the market and comps, and lower the selling price accordingly.

Showing the house
You will decide how easy
or complicated it will be showing your home. Easier means a better chance
to sell. Complicated is worse, because many people just won't even see
your house.
Realtors use special electronic keys called SUPRAs. We will put one SUPRA key on your house. The key allows any Realtor in Las Vegas to come and open your house. Sounds scary? You don't have to worry: The SUPRA key stores all information about who entered the house and when. It tracks all activity. (Of course, it's recommended not to leave jewelry or money on the tables or counters ...)
Here are the possible
options for showing your home:
VACANT: This is the easiest
to sell. Most agents prefer to show only vacant homes. If the house is OCCUPIED, there are a few options for showing your house:
KEYANY: Agents
can show your home anytime from 9 a.m. to 9 p.m. without giving notice
to anybody.
KEYCALL: The agent
must call you before showing/entering your home. If no one answers the
phone, the agent is free to show. If the homeowner answers the phone, additional
arrangement can be done. Most agents call in advance and try to
set up appointments with owners, but it isn't necessary.
APTOWN: An appointment
with the owner is required. If you choose this option everybody would have to set up an appointment with you before coming to your home.
APTAGNT: An appointment
with a Realtor is required. A listing agent must be present on all showings of
your house. There can be 10-30 showings of your home. This option is not
popular with anybody. Homes with such requirements are very hard to sell. High-end homes are an exception, because there's a limited volume of possible buyers.
What's next?
Here's an example of a timetable
and tasks we do once you list your house with us:
1. Ready to list? Call us to set up an appointment. We will come to your
house with the paperwork. You will then give use a small tour of your house.
It is important to tell us all the positives and selling points you know: upgrades, nice features, things you like about the house or made
you buy it. We will present a CMA (Competitive Market Analysis) to
give you an idea as to how much similar homes sold for. If you want, we
can email or fax you the CMA in advance.
2. Within the first few days after taking the listing, we will:

5. Strategy re-evaluation. If you didn't receive any offers at this point, we have to re-evaulate market conditions and comps, and give you recommendations for price reduction. When the price is reduced, we will repeat all marketing activities with this new information
about the price reduction. This strategy works well, because things like price reductions are a good marketing tool to get maximum attention
to your house again.
During the whole process, you will be informed about what's being done. We prefer to send you short email messages. We can also call you or use fax if that's your preferred method of communication.
